• The property shall not be used by more than the number of adults and children listed in your reservation.
• All guests shall abide by Mrs. Anderson’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 7 a.m.
• PETS allowed in rooms #1, #2, #3, #4, #11, #12. Two Pet max under 65lbs max per dog. We require a $25 per pet fee to be paid prior to your stay. Any undisclosed pets will be charged a $250 fine.
• Guest must be at least 21 years of age (or the specified minimum age required to rent the property, if different). Guests under the minimum age must be accompanied by a parent or legal guardian.
• NO smoking or vaping is permitted anywhere on the premises. Any evidence of smoking or vaping inside the room will be charged an additional $500 fumigation fee.
• Guest is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
• Guest is permitted one free parking stall. Any additional vehicles beyond 1 vehicle will have to park on public street in front of building or paid lots in area as we only have 1 spot per room with exception of room #12 that has 2 spots available.
• Guest may NOT leave car parked in the parking lot after check out unless leaving vehicle parked was authorized by staff and guest has paid the $25 after check out parking fee or $25 late check out fee. All vehicles left past 11am checkout will be subject to towing fees should the car need to be removed. Please note paying for the $25 fee for extra vehicle parking will require an additional $25 fee for staying parked past checkout. Leaving car parked past check-out is until 2pm at which point the vehicle would need to be moved.

FESTIVAL CANCELLATION POLICY: (30-day Cancellation Policy)
A full refund will be issued if the cancellation is made 30 or more days prior to your arrival date.

VILLAGE OF LIGHTS CANCELLATION POLICY: (30-day Cancellation Policy)
A full refund will be issued if the cancellation is made 30 or more days prior to your arrival date.

December / January: Village of Lights Christmastown Dec 1st – Jan 2nd. Festival

WEATHER/HWY/ROAD CONDITION POLICY: (Day of Arrival ONLY and valid only for the Leavenworth/Plain area or travel conditions on Hwy/roads vital to access Leavenworth).
This policy applies to road closures of major Hwys/Roads required to travel to Leavenworth on the day of arrival.
Restrictions such as 4-wheel drive, chains, or studs do not qualify for a refundable cancellation.
Guests can choose a Full credit for a future travel date within 60 days OR a 50% Refund if the specified conditions in this section are met.
Road closures must be past 2 pm on the day of arrival.
Closures in your city or neighborhood do NOT qualify.
Guests from the west of Leavenworth can access it from Stevens Pass (HWY-2) or Snoqualmie Pass (I-90). If either pass is open before or by 2 pm on the day of arrival, the reservation will not qualify.
Both Passes must be closed to be considered for a partial refund or credit.
Forecasted weather does not qualify for this policy.

WILDFIRE/SMOKE POLICY: (Day of Arrival ONLY and valid only for the Leavenworth/Plain area or fire conditions on any major Hwy/roads vital to access Leavenworth).
Guests can choose a Full credit for a future travel date within 60 days OR a 50% refund if the specified conditions in this section are met.
This policy is for fires that require closures of major Hwys/Roads needed to travel to Leavenworth on the day of arrival.
